Buying a house in Sweden without a mäklare

Hemnet and Booli take listings only from registered agents, and Blocket stopped carrying homes for sale in late 2025, so there is no mainstream Swedish site left to browse private sales on.

Where private sellers actually list in Sweden

Each of these is a separate pool. A saved search on one tells you nothing about the others, so set up alerts on every one you intend to use.

  • Anyone.com Listed by the owner

    Homes put up by the people who own them, which in Sweden now matters more than it used to, because the mainstream portals will not carry them at all. You deal with the owner directly and agree the terms between you, then sign the köpekontrakt the way the law requires.

  • Hemnet Agents only

    Buyer filter Nothing to filter: the site carries no owner listings at all

    Publishing requires a registered fastighetsmäklare, and in practice an agent's system connected to Hemnet. A private person cannot post here at any price. Since almost every Swedish buyer starts and finishes on Hemnet, a home sold without an agent is invisible to the search nearly everyone runs.

    Booli says it plainly on its own help pages: private individuals cannot post homes there. It indexes what agents publish rather than accepting listings, so it inherits the same gap as Hemnet rather than filling it.

  • Blocket Owner listings removed

    This is the change most guides have not caught up with. Blocket removed its property category in late 2025 and its housing business moved to Qasa, which handles rentals. You can no longer advertise a home for sale on Blocket, so any advice telling you to look there is out of date.

    The niche sites that remain. Small, and none has the reach Blocket had, but they are where a Swedish owner selling alone now advertises. Check each separately, because there is no aggregator covering them.

  • Facebook Marketplace and local groups Owners can list

    With no mainstream portal open to private sellers, this is where a lot of Swedish private sales now start. Nothing is verified and there is no structure to search by price, so it is slow work with no shortcut.

How many homes this really covers

Sweden is now the hardest market we cover in which to browse private sales, because the one mainstream site that carried them has stopped. What is left is small sites and social media, so expect to work harder for less choice than in almost any other country here. Set against that, the seller's saving is partly offset by the tax deduction they lose, so the negotiating room is narrower than the headline percentage suggests.

This is the most important thing a buyer in Sweden can know, and it is harsher than most people expect. A defect you ought to have discovered on a proper inspection is not a defect you can ever claim for. How far the duty reaches scales with the property: an older or visibly worn house raises the bar, and any sign of a problem, a damp smell or an odd repair, extends the duty to go and look further. It covers crawl spaces, attics and behind accessible panels. There is no sold-as-seen protection working in your favour here. The practical consequence is simple: the money you save by not paying an agent belongs in a besiktning, commissioned by you, before you sign. A survey the seller ordered does not discharge your duty.

Buying one, step by step

  1. Keep watching Hemnet, and search the private sites separately

    Hemnet still holds nearly everything for sale, so leaving it is not an option. Add Hemstig, Boannons and Privatmäklaren, and join the local Facebook groups for the kommun you want. None of these feed each other.

  2. Book your own besiktning before you sign anything

    Not the seller's. Given how undersökningsplikt works, this is the single most valuable thing you will pay for, and it is a fraction of the commission nobody is charging. Go along and ask the inspector what they cannot see.

  3. Treat every bid as non-binding, in both directions

    Bidding binds nobody in Sweden, not even in writing, and the seller may sell to whomever they like at whatever price. There is no remedy until the köpekontrakt is signed. In a private sale there is also no agent keeping a bid list, so ask for the position in writing.

  4. Get the köpekontrakt right, because form is everything

    Property designation, price, an express transfer declaration and both signatures. A missing element voids the whole thing. If you use a template, have a lawyer read it once; it is a small fee against a purchase that would otherwise be legally nothing.

  5. Work out lagfart and pantbrev before you bid

    Stamp duty on the title is 1.5 percent for a private buyer plus an 825 kr fee, and new mortgage deeds cost 2 percent of the amount plus 375 kr each. Existing pantbrev transfer with the property, so you only pay on the shortfall, and that difference can be tens of thousands.

  6. Apply for lagfart within three months

    The deadline runs from the acquisition document. Missing it does not undo the purchase, but it brings an order from Lantmäteriet and avoidable cost.

Check before any money moves

  • Whether you are buying a fastighet or a bostadsrätt, because a bostadsrätt attracts no lagfart, no stamp duty and no pantbrev at all
  • The existing pantbrev on the property, and how much new mortgage deed duty you will actually owe
  • Your own besiktning, arranged before signing, with the report addressed to you
  • For a bostadsrätt, the förening's finances, the debt per square metre and the monthly avgift, plus membership approval
  • The taxeringsvärde, since stamp duty is charged on that or the price, whichever is higher
  • Whether the seller holds a dolda fel-försäkring, because in a private sale they often will not

Common questions

Can I still find private house sales on Blocket?

No. Blocket removed its property category in late 2025 and moved its housing business to Qasa, which deals with rentals. Any guide still pointing you there is out of date. The remaining options are the small private-sale sites and Facebook.

Why are private sellers not on Hemnet?

Hemnet accepts listings only from registered fastighetsmäklare, and posting in practice requires an agent's system connected to it. Booli states outright that private individuals cannot post there either. Between them that is most of the Swedish market closed to owners selling alone.

What is undersökningsplikt and why does it matter so much?

A statutory duty on the buyer to inspect. Anything you ought to have found is not something you can claim for later, and the duty widens the older or more worn the property looks. It is the reason a buyer's own survey matters more in Sweden than almost anywhere else.

Do I need a lawyer or a notary?

Neither is required. Sweden has no notary in a property sale, which is why the written form rules carry the weight instead: property designation, price, a transfer declaration and both signatures, or the purchase is void.

How long do I have if I find a hidden defect?

Ten years from taking possession on a house, but only two on a bostadsrätt, which is treated as movable property. You also have to notify the seller within a reasonable time of noticing it, so write to them as soon as you suspect something. In a private sale the seller often has no hidden-defect insurance, which means your claim is against them personally.
