In Singapore the first assumption a private seller has to unlearn is that selling means hiring an agent. The official system quietly says otherwise: HDB built the whole resale flow into the Flat Portal so an owner can register an Intent to Sell, list, and complete on their own, and the Council for Estate Agencies publishes a guide for people who do exactly that. The agent is optional. The lawyer is not.
That distinction shapes the rest of the process. A seller can price the flat, take the photos, grant the Option to Purchase, and field the buyer without paying anyone a commission. But the moment money and title move, a conveyancing solicitor has to step in: to redeem the bank loan, to repay CPF with its accrued interest, to hold the proceeds as stakeholder, and to lodge the transfer that the Singapore Land Authority registers. Ownership changes on that registration, not on a handshake and not when the keys change hands. Sellers who understand the order of those events rarely get caught out.
The sharpest trap is Seller’s Stamp Duty. The holding period moved to four years in July 2025, the rates went up, and plenty of guides still quote the old three-year table. Check the date you bought, check the current rate at IRAS, and budget for it before you list. That, and Singapore’s open transaction data, are the two things that give a direct seller a genuine edge.
